Once again, Henderson Property Management and its friends on the HOA board has decided that they do not care about the townhome owners! The agreement between the HOA & HPM and the townhome owners state that the outside of the townhomes are to be maintained and if damaged, repaired. Not so! I submitted a "Request for Maintenance" for a crack that runs the length of my patio and even into the foundation of my home.
My response was, "

I have looked at the crack and the Board discussed at the Board meeting Friday.

Since the crack does not pose a safety issue the HOA will not be spending any

Money for repairs or replacement on it.

Town Home Owners

It seems that the owners of town homes in Caldwell Station are second class owners. Have you seen the latest edition of the Caldwell Station newsletter? As town home owners, that pay twice the amount in HOA fees then single family owners do, why is there no news for us. Our fees are supposed to pay for landscaping and the upkeep of the outside of our homes.

Townhome Alleyways

Why are certain alleyways wider then others? The narrow alleyways are too small for the trash trucks and the trucks are making a mess of the grass areas on the sides of the entrance ways. Two of the alleyways in question are on Caldwell Track drive and two on Trolley Run drive.

Turnover Meeting

Townhouse Owners, on Tuesday night, August 26th, there will be a meeting at the Cornelius Town Hall so that DR Horton can turn over the control of the HOA to us homeowners. It is very important that the owners of the townhomes attend this meeting. Once the HOA is turned over, we, the owners will be responsible for any problems that are left to us by Horton, such as ,alleyways cracking and with holes, not being wide enough for the trash trucks to get in without running on to the grass and curbs. Trees not being planted. Also at this meeting an election will be held to elect a new five member HOA board comprised of Caldwell Station homeowners. It is imperative that at least two of those elected be owners of town homes, or we may see much higher fees in the coming months. I have been told that some of the single family homeowners think that the HOA pays all of our water bills. If that is the case, I have a years worth of paid water and sewer bills that I would like to be reimbursed for. It is true that the irrigation water bill is paid for by the HOA, but this covers townhome areas, (this is why our fees are three time those of the single family homes), and the common areas. Homeowners meeting 7/28/08

I have decided to devote this blog to the owners of town homes in Caldwell Station. There are 155 townhouses in the development and it is important that we have a voice on the new HOA board.

At the meeting last night, six nominees submitted their name to be elected on to the 5 member board, only one of the candidates is a town home owner. I would like to see at least 2 of these board members be town home owners. We pay three (3) times what the single family home owners pay in the way of HOA fees and we have the most to lose if things are not handled correctly. The reason our fees are so much more is because our fees pay for maintenance to the exterior of our homes, insurance for any damage to the exterior and also for the maintaining of the irrigation system and landscaping around our homes. Some of our fees also go to the pool and common areas upkeep. I will ask the "Communication Committee" chairperson for the names of the nominees and also their contact information so that any questions that you may have can be submitted to them.

MY NAME IS JOE DOUGHERTY AND LIKE YOURSELVES, MY WIFE NANCY AND I ARE OWNERS OF A CALDWELL STATION TOWNHOME. I AM ALSO ON THE HOA LANDSCAPE COMMITTEE.

YOU MAY OR MAY NOT KNOW THAT WITHIN THE NEXT MONTH OR SO, D.R.HORTON INTENDS TO TURN OVER THE HOA TO US HOMEOWNERS AND WE TOWNHOME OWNERS NEED TO MAKE SURE WE HAVE A VOICE IN THE DECISION TO ACCEPT THE HOA FROM HORTON BEFORE ALL ISSUES ARE RESOLVED.

ON MONDAY, JULY 28, AT 7:00 PM, THERE WILL BE A MEETING AT THE POOL WITH MATT PRYOR, WHO WORKS FOR HENDERSON PROPERTIES, THE COMPANY THAT IS SUPPOSED TO BE LOOKING OUT FOR THE INTEREST OF US HOME OWNERS. THIS MEETING WAS SCHEDULED SO THAT THE PRESENT HOA BOARD, WHICH BY THE WAY, CONSISTS OF THREE EMPLOYEES OF D.R.HORTON, CAN ANSWER ANY QUESTIONS THAT WE, THE HOMEOWNERS MAY HAVE BEFORE THE BOARD IS TURNED OVER. THIS MEETING WITH THE BOARD MAY OR MAY NOT HAPPEN SINCE THE LAST COMMUNICATION THAT WAS SENT OUT, STATED THAT THE BOARD WOULD NOT BE AT THE MEETING, ONLY MATT PRYOR AND HE WILL ONLY ADDRESS QUESTIONS THAT HAD BEEN SUBMITTED TO HIM PREVIOUSLY BY THE “COMMUNICATIONS COMMITTEE”.

IF YOU ARE LIKE ME, VERY UNSATISFIED WITH THE RESPONSE TO PROBLEMS THAT THE HOMEOWNERS OR COMMITTEE MEMBERS RECEIVE FROM BOTH HENDERSON PROPERTIES AND D.R.HORTON , THEN I WOULD ASK THAT YOU PLEASE ATTEND THIS MEETING SO THAT WE, TOWNHOME OWNERS, ARE NOT FORCED INTO ACCEPTING ANYTHING THAT WE DID NOT HAVE A DECISION IN MAKING. AT THIS MEETING THEY WILL ALSO BE ACCEPTING NOMINATIONS FROM HOMEOWNERS TO FILL THE NEW FIVE MEMBER HOA BOARD.
